START-UP PHASE:
During the Start-Up Phase, CLARK will prepare project schedules, visit the site, and document all of the existing conditions. We meet the client to define the project goals, review schedule, and discuss critical project requirements. Below is a list of tasks that will be completed during the Start-Up Phase:

- Field Verification and Measurement
- Engineering Requests for Proposals
- Project Schedule
- Preliminary Project Budget
CODE AND ZONING REVIEW PHASE:
CLARK will conduct a thorough code review of all applicable state and local building codes including zoning and neighborhood requirements.

SCHEMATIC DESIGN PHASE:
During this phase, CLARK will develop several architectural concepts based on previous meetings and project goals. These concepts will offer the client design options. Below is a list of tasks to be completed during the Schematic Design Phase:
- Design Concepts and Development of Start-Up Phase Ideas
- Review of Design with Structural and MEP Consultants
- Client Presentations
DESIGN DEVELOPMENT PHASE:
Based on the approved Schematic Design, all design decisions will be finalized during the Design Development phase. These will include, but are not limited to, plans, elevations, design details, and selection of major finishes. In addition, we coordinate the work with project and client consultants. Below is a list of tasks to be completed during the Design Development Phase:
- Finish Palette Options
- Coordination with Consultants
- Client Meetings and Presentations
CONSTRUCTION DOCUMENTS PHASE:
The Construction Documents phase is the most time intensive and technical part of the process. During this phase we work closely with every consultant to ensure that our work is fully coordinated. Our drawings will be stamped by a licensed architect. The drawings will be of sufficient detail to obtain a building permit. We will work closely with the Owner and General Contractor throughout the Construction Documents phase and coordinate with them in the review of our construction details for both cost and constructability.
Below is a list of tasks to be completed during the Construction Documents Phase:
- Coordination of Consultant Drawings and Work
- Preparation of Architectural Construction Documents
BIDDING & NEGOTIATIONS PHASE:
CLARK will assist the owner during this phase to achieve a fair and competitive bidding process. The Architect will answer questions from the bidders and will prepare a bid analysis for review by the owner.
CONSTRUCTION ADMINISTRATION PHASE:
The Construction Administration phase begins after a building permit has been issued and construction has begun. We will meet with the General Contractor and their Project Manager on a regular basis. During Construction Administration, we will also review all shop drawings and requisitions for payment.
During the Construction Phase, we will work closely with the General Contractor to address and resolve field conditions quickly. We are responsible for issuing Architectural Sketches as required to clarify our Construction Documents or field conditions. We will also process all Requests for Information (RFI's) and Change Orders.
Below is a list of tasks to be completed during the Design Development Phase:
- Attend Project Meetings and Observe Construction
- Answer Questions from the General Contractor and Sub Contractors
- Review Shop Drawings
- Punch list and Final Construction Review
